Auckland City Council
Patrick served for 8 years on the Urban Design Panel, including Chairing the Panel. SD4 has provided property consultancy to Auckland Council on the property implications of their growth and various planning strategies during 2009 and 2010.
Auckland Council
SD4 has been involved in the Auckland Plan and Unitary Plan formation with Auckland Council (AC) since late 2010. SD4 has been engaged by AC to provide expert property advice on the property implications of the pending Planning changes. SD4 has provided numerous Research Reports for AC as expert evidence, most of which are provided in the Reports section of this website.
AUPIHP
After providing a number of submissions to the Unitary Plan, Patrick was seconded by the AUP IHP, to provide internal confidential property development expertise to the IHP, for a 4 month period, immediately prior to the AUP IHP notifying its recommendations in July 2016. SD4’s advice assisted the IHP’s recommendations achieving widespread support from Council and almost unanimous support from the wider property industry.
Beetek
SD4 managed the property options review for Beetek, and all their property negotiations which led to their leasing of premises in East Tamaki and purchasing a property for their Head Office and main Warehouse in Penrose.
British Petroleum
SD4 has worked with BP on some of its strategic property assignments, providing expert property assistance and options analysis on BP’s long term property opportunities.
Burnard International
Patrick initially developed Burnard’s premises at Airport Oaks in 2000. As Burnard’s business grew and with their Lease expiry in 2009, SD4 facilitated the relocation of Burnard to Rennie Drive, Airport Oaks. SD4 led the Burnard property needs analysis, followed by a property search, leading to the Burnard purchase of the property. SD4 managed the purchase negotiations, and property purchase and lease structuring. SD4 facilitated the refurbishment design, costing and construction, through to move in.
Cardinal Logistics
SD4 has assisted Cardinal’s Management team with strategic property advice on some of its occupied properties as the company continues to grow.
Charta & Kauri Fund
SD4 assisted Charta with the master-planning and re-zoning of a 6 Hect parcel of land in Tamaki. We formed a consortium with 2 adjoining land owners for a 15 Hect Master-plan and through 3 years of master-planning and negotiations with Auckland City Council and then Auckland Council, had the land re-zoned from Business 5 to Mixed Use, with the site being noted as a Key site. Negotiations involved the adjoining community and key stakeholders and will lead to a re-opened Tamaki rail station in the centre of the site.
Downer
SD4 has been providing strategic and operational property and development management support for Downer for the last 10 years. SD4 assist Downer with all it’s property issues throughout NZ and SD4 have assisted in key projects in Australia.
Stage 1 of the Downer works in 2009, involved SD4 working alongside senior Downer management to review the structuring of approx 150 Downer occupied properties across NZ and generate future strategic property options.
Stage 2 (in late 2009) involved the sell down of surplus / rationalised properties and the simultaneous sale and leaseback programme of 25 properties, designed to reduce the Downer property assets off the balance sheet.
Stage 3 (from 2010 through to 2014) has been the implementation of the “One-Downer” policy across NZ, the property side of which is a major property co-location strategy across NZ, with the development of 12 new property Super-site facilities. (eg Wellington co-locating from 6 sites to 1, Auckland from 10 sites to 4 etc).
All the Downer projects have an environmental focus, with the Auckland and Wellington office buildings both achieving Greenstar 4 star status. The scale of the Downer work, all managed by SD4 and a senior Downer executive, made SD4-Downer the largest client for Colliers International across NZ during 2010-2011. SD4 has managed the development and delivery of 11 new office and warehouse projects for Downer across NZ.
Dairy Transport Logistics
SD4 has assisted DTL with its national freight logistics review, and provided strategic property assistance on its inter-modal freight hub (IFH) opportunities. This involved working closely in the freight logistics review team, followed by the design and master-planning of the various stages of the IFH on various sites, leading to option short-listing and selection.
Fisher & Paykel
SD4 have provided strategic property advice to Fisher & Paykel during the last three years, initially on a number of their East Tamaki occupied properties, and more recently assisting F&P with property expertise on their future growth opportunities.
Fonterra
The Fonterra property team used SD4 over a 4 year period from 2009 to 2013, to provide specialist property consultancy and development management expertise to it’s large infrastructure projects. This has included new Coldstore facilities for Fonterra Brands and FTO, to being part of the team reviewing the overall Fonterra Logistics Network throughout NZ.
Freightways
As the Freightways Group companies have been growing, SD4 are currently assisting the Group in optimising current and future property needs.
Goodman
SD4 have had a number of client tenants locate into Goodman owned properties. SD4 has represented the tenant in negotiations with Goodman, and sometimes Goodman has then engaged SD4 to complete the development management of the properties, predominantly in design development and consenting.
Griffin's
Griffins engaged SD4 to review all the property issues of it’s large Wiri and Papakura manufacturing facilities. SD4 then lead a team of consultants to fix all the property and maintenance issues to ready the properties for sale. SD4 then represented Griffins through a large sale and leaseback programme to the market-place with Colliers. The business and properties were eventually sold to an international investor.
Hellman Logistics
Hellmann engaged SD4 for strategic property advice and to review all of its property options in advance of a co-location of its Auckland operations. SD4 assisted Hellmann to align all its leases and difficulties it had on an existing site. SD4 then initiated a long-term design scope review for Hellmann, which lead to a clear future property brief, to which a number of options were generated in a market RFP with Colliers, relative to staying in the main existing premise. After this process, Hellmann has successfully negotiated a very good outcome with Auckland Airport, and Hellmann have relocated into their new design-build premises in 2016
Home Direct
SD4 has provided assistance to Home Direct with property consulting advice on some of its leased properties throughout the country. SD4 has also managed the design development, contract negotiation and construction management of a large expansion of Home Direct’s Auckland Head Office facility.
Hynds
SD4 provides on-going strategic property advice to the 65 properties owned or occupied by Hynds Group throughout NZ. When Hynds or its related property company Stuart PC have new developments, SD4 assists with the design development and development management of these new facilities, from concept through to completion.
Innovation Carpark
SD4 has managed the concept and development of the Innovation Carpark, with 359 car-parks, 56 motorbike parks, 164 bike parks and 1,138m2 of ground floor retail. The carpark opened for business in May 2016.
Kathmandu
Kathmandu (KMD) engaged SD4 to develop concepts for its new Head Office and R&D facilities in Christchurch. SD4 worked alongside KMD’s management and operations team from concept through to design development. SD4 has then set up a property development structure to deliver the project, with a long term end investor, in partnership with Calder Stewart. This $25m project in the Christchurch Innovation Precinct was completed in April 2016.
The Langham
SD4 was initially engaged to review the property activities of a neighbour’s redevelopment plans. This lead to an overall Langham site master-plan review, considering future expansion opportunities, especially viz the new Auckland Unitary Plan. Concepts for new developments were created, following which SD4 introduced specialist serviced apartment expertise to the team.
MBIE
SD4 have been assisting MBIE since 2013 with strategic property and property development advice related to growth markets. This initially involved being engaged to review the opportunities and barriers to unlocking Auckland housing development land (see the SD4 Reports section in this website). In late 2016 SD4 was engaged by MBIE to provide property expertise to Councils throughout NZ on residential and business land development capacity. The work is part of the Government's National Policy Statement on Urban Development Capacity and was completed in 2017.
Orion Health
Since late 2010, as Orion Health (OH) has been on it’s highly successful growth path, SD4 has provided strategic property advice to OH on it’s many NZ and international premises.
The biggest project has been the re-location of Orion Health’s Head Office and R&D centre in Auckland in 2011 to 2012. A very daunting task! SD4 started with drilling deep into OH’s property needs, which lead to a detailed property requirements brief. The brief basically stated that OH wanted to grow from the current 2,500m2 to 4,000m2 but have expansion opportunity to go to 10,000m2+.
We then searched far and wide and created a list of 15 potential sites or buildings to re-locate to. We whittled the list down to 4 and carried out detailed due diligence on all 4 opportunities. We eventually narrowed down to one site, 181 Grafton Rd, on which SD4 carried out detailed purchase negotiations.
SD4 set up a property structure for the project for Orion Health to own. SD4 managed the concept design, which created an overall site master-plan that will create 10,500 m2 NLA of office space.
SD4 facilitated Council early project involvement, and the non-complying RC was granted within 3 weeks of Lodgement. A 3 stage development process to convert a 1970’s EQ prone building into a fully refurbished 100%NBS building, with expansion potential on top (Stage 3) and a new 4 level building alongside (Stage 2). SD4 then develop managed the project through it’s construction stages through to completion.
On completion of Stage 1, the refurbished building has drawn wide-spread acclaim, followed by un-solicited offers to purchase the building. OH finally decided to accept one of the offers, however SD4 suggested we “test the market”. SD4 provided the sale and lease structuring, which led to a sale and leaseback sales campaign with Colliers. We had huge interest, and eventually a sale at a price substantially in excess of the earlier offer was completed. Stage 2 will start construction soon.
Arora
SD4 reviewed the development options for Orora’s Manukau property, leading to an expansion strategy. It took 6 months to tidy up all the site encumbrances and existing rail easements. Development concepts were created for a 12,000m2 expansion, which were costed and consented. Orora then carried out a sale and leaseback of the property, which lead to SD4 partnering with Norak Properties, who were the successful purchaser of the $30m+ property. SD4 will development manage the Stage 2 expansion for Norak and Orora.
Ports of Auckland
SD4 have acted as a strategic property advisor to POAL since early 2015. SD4 have assisted with the property structuring and strategy of POAL’s projects in Wiri and the Waikato, where SD4 represented POAL in its negotiations with a number of Vendors, which have led POAL to purchase a large land parcel for its new Central North Island Inland Port.
Southpark
When Southpark (SP) purchased Kensington Park, it engaged SD4 to assist with concept design and development management of the master-planned community. For the initial 12 months of SP ownership, SD4 was heavily involved in many aspects of the project, and as SP’s knowledge of the project grew, SD4’s role reduced. Since then, SP has engaged SD4 to assist with master-planning and concept development on a number of it’s other land holdings and developments.
Vodafone
Vodafone (VF) had been reviewing opportunities provided to it by other property owners and developers for it’s new South Island offices, without success. VF’s Head of Property contacted SD4 in May 2013 to assist. SD4 reviewed all the potential Christchurch re-location options and with Colliers tidied up the VF property brief for an RFP. SD4 provided 3 options on sites for sale, where owners were otherwise not submitting on the RFP. After a rigorous selection and design development process, VF chose one of the SD4 concept developed sites. SD4 then put in place a project delivery structure, with a South Island investor. This $56m development was completed in June 2016, with SD4 in partnership with Calder Stewart. SD4 were the drivers of the design development process, and Paul was the Development Project Director. CS have managed the project financing and construction activities.
Waste Management
SD4 worked closely with WM’s management team on their Auckland Supersite project, helping to optimise the property brief and the project’s design and specifications, which resulted in a very favourable Lease deal being negotiated with Stride Properties at Springs Rd, East Tamaki.
