Patrick Fontein and Paul Naylor are the Directors and Owners of SD4.
Patrick and Paul have been working together for 13 years, initially with the Kensington Group of companies, followed by the setting up of Studio D4 in 2009.
Patrick leads all of the property consulting, property investment, and project setup initiatives and Paul runs the development management and delivery of projects.
Patrick has 25 years of property development experience in the NZ market. Patrick’s main skill is to find unique creative property solutions to difficult issues and optimise outcomes for our corporate clients. Patrick’s in-depth understanding of all elements related to property, development and investment, allows opportunities to be created that others would not visualise. Patrick will then structure the new concepts into an offering that can be developed and financed.
Patrick has a BE (Civil, Auckland) and a MBA (London), majoring in Corporate Finance with 1st class distinction. Patrick was one of the youngest recipients of a Fellowship from the NZ Property Institute; was awarded the 2006 NZ Property Institute “Industry Award”, for vision and leadership in NZ property; was the Auckland President of the Property Council from 2002 to 2004; and the inaugural Chairman of the NZ Green Building Council from 2006 to 2008. The Kensington Group was awarded Property Council national excellence awards for it’s office and industrial developments, including the 2005 Rider Hunt Property Council Supreme Award, NZ’s top development Award, for Harbourside Business Park.
Paul has 25 years of experience in delivering large and difficult projects in tight timeframes. As Patrick’s creative property concepts become crystallised, Paul works closely in the project set-up, providing a fast reality check on all the costing and programme delivery targets set.
Paul initially spent 12 years in Construction Management for Multiplex, being one of the youngest Project Managers for the company, at the time. Paul then spent 3 years as Construction Director for the Kensington Group. Paul’s focus within SD4 is on property development delivery. Paul has a BSc in Construction Management from Melbourne, and has a strong QS background. In 2009 Paul and Patrick set up Studio D4, with a focus on delivering creative property solutions to corporate tenants across NZ.
Patrick and Paul have such a depth and breadth of property and construction experience between them, that they can conceive and crystalise opportunities that others would not see. We will do this between the two of us, very quickly. SD4’s main difference is: “creative robust property solutions, delivered fast”.

Graham looks after the day to day development management of all of SD4’s Christchurch projects.
